These scripts are for engaging with new seller leads. Be sure to personalize these so your personality, service, and tone can shine through. These will also work great for any seller lead source, just remember to change the HouseValues.com reference to wherever they submitted the request.

Most of my clients and friends have tried one (or more than one) automated property evaluation website to get an estimated value of their home in today's market.  While the instant gratification is nice, I've found that it really takes a person to take a closer in order to provide you a much more accurate understanding of what your home would be worth in today's market with a custom home evaluation. It's a service I provide all my friends and clients, whether you’re just looking or ready to list this week.

Since [MONTH] is officially in the books, I thought it may be of interest to see how many homes sold in [AREA] in [MONTH], what they sold for, and how long it took them to sell. This report is based on residential homes (no condos) and they are all "re-sale" meaning I did not include any new construction. 

If you have any questions about the below, or if you are considering selling this year and are open to a conversation, please let me know. I'm happy to help!

For the above email, pull the report from your MLS, and attach it to the email.

A while back, you were interested in understanding the current market value of your home.Since we are well on our way into the year, would it be helpful to provide your homes current valuation as we head into the spring season? If that would be helpful, just reply back to this email and I'll put together a revised CMA (comparative market analysis). 

I'm happy to do this for you whether you are thinking about selling your home this year or not, but if you are selling soon please let me know so that I can do a more in-depth report. Your home may be worth way more than you think!

How to Save a Search on Your Website

Did you know you can save searches on my website?  This will allow you to save your search criteria and run the search with one-click, so you can see comparable homes in your area. 

To save a search, once you enter your search criteria, just click the Save Search button in the top right. To run your search to see if there are any new properties that match your criteria, click on your name in the top right, and select Saved Searches.  

Then just click Run to run a property search with your saved search filters. It’s that easy!Let me know if I can help!

If No Comparable Listings to Send

Hey, I just wanted to drop you a line and let you know I’ve been keeping my eye out for comparable listings that match your home.  If anything hits that market that I think you’ll want to see, I’ll be sure to send it over.

This link will be your Market Leader website URL, with /mytools/#email-settings after the .com part. If the consumer is not logged into your website, it will ask them for their login and password here, so you may want to let them know to look for that email - just in case.
